I was able to transition as a full time Engineer to a part time landlord/property manager without a course, licensing or training because it, like selling real estate, is not exactly rocket science, any more than selling a car and getting the buyer through financing, etc. lololol

I also was on the winning side of this I build 23 of the exact same floor plan in 2016/17 that sold for 350 to 370 and in 2018 not half a mile away same floor plan same finish's same lot size I was getting 430 to 460k per home.. and we had NO appraisal issues we had some cash sales.. a few VA ( am pro military so I always will sell my properties to vets) probably half conventional and the rest fha.. and we even had a few go through Rocket ( they suck for new construction loans..)… And maybe the appraisers client was the seller.. not the buyer I have seen that.. .. or we see refi appraisals higher than sale appraisals all the time.

I Bought 27k rental or down payment on a rental in the day would have done as well as just holding this dirt and being CA prop 13 taxs have only been 300 a year.. so just set it and forget and wake up one day and smile.How I found Charleston was one of the big TV guru's who sells flipping seminars told me about it I funded a few of his students went out there check it out. saw Boeing just moved the 787 there and kind of figured this place was ready to rock.. well then came Volvo and Mercedes and its sky rocketed..

If you find a distressed seller or a wholesale property you want to buy you can fill out the one page the title company will have you fill out, just ask them for the form and they’ll email it to you, not rocket science.If you want to use a realtor for something on the mls, cool, pick one but you have nothing to prove to them.

The nice thing about smaller lenders or banks is that they can do unique loans much easier whereas someone from BOA or Rocket, would not even be allowed to look at the deal.
