Get a pro and also the ones that place digital furniture/decor to bring life to them.

Even people with a house full of furniture may want the decorations and some of the furniture.What you are offering to a potential buyer who is not an investor is a way for them to sell their furniture and avoid paying high transportation costs.

Do some searches and see what the competition is doing with decor, pricing, amenties etc. 

Unit next door was already furnished, but we modernized some of the furnishings and updated all of the linens + accessorized the unit with high end art and decor to make sure it would rent out at a premium rate.

Usually decorating (paint, carpet) is fine, and kitchen/bath the new stuff needs to meet code.

I would just set it up differently than you have.Make your "purchase price" any up-front investment, such as furniture, decorating, web site, etc.Make your "mortgage payment" the same as the monthly rentMake your "rent" the net rent from the properties less any fees you pay to third parties, such as cleaning, advertising, etc

It’s about 8-10k to furnish and decorate. 

Bonus Points if you can refer Decorators/ Vacation Furnishers in Connecticut or Michigan.
