I have definitely learned that if I anticipate 3-4 months to "find" all the hidden gems (insane tenants or lack of them, bed bugs, "do it yourself" tenants that kill two units) that my patience and tolerance level to "pain" (pain = the dreaded phone call that you are not going to cash flow this month) is much higher.

Yeah I've heard that Minneapolis is a hidden gem for real estate investing while browsing through BP.Additionally, I hear that it's an "up and coming" tertiary tech hub, but it's quite hard to believe since pretty much every city wants to be known as the next "up and coming" tech hub lol.

Sometimes it is in between A and B, B and C, C and D areas were you can find a gem that has the most potential to bring to the next level.Although the market is not as good as it was a few years ago for deals, they are certainly out there!

However, a strong rental demand, healthy property value increases, supply lagging behind demand in the B & C property types, and continuous population growth can really make an LA commercial property a gem in someone's real estate portfolio.Some of the areas I would find interesting are Eagle Rock and Highland Park.
