Also those 2 white kitchen tiles, maybe you can swap them out for 2 from the mud room/laundry room or whatever the room is behind the kitchen.

Used more than 25 boxes of mud to cover the ceiling and walls to remove the textures.The house had a good floorplan, 2 beds on opposite sites of the home, a bath in between, and a large open space/dining room between the kitchen and the living room. 

Our team was to repair drywall and on any given job, they would push you out to a new site before I could even get a chance to sand any mudding I had done.

Not only that Abigail was so nice that offered to power wash my entire property for free after I pointed out the mud their truck kicked up all over one side of the house.Just wanted to share this with everyone in case anyone in New Jersey is looking for a demo company.Have a great day everyone!

Unless it is a tragedy like a fire,hurricane,mud slide .....normal people do not move in a hurry .WATCH OUT ALWAYS CHECK THE TENANT 

The suburbs seem much more landlord friendly and averse to accepting any of the undesirable spillover from the city's policies. 

Here is the situation:  Market rents, if the units are in good condition with relatively new finishes is $1300, except there is some illegal dumping in an empty lot across the street that makes the block undesirable for people paying the highest market rents (that's another story . . . )  The two units are in different condition; one just needs some minor repairs (a family of 3 people who keep the place clean, and the dad has previously done maintenance as a job, and English is the family's second language), but the other needs a new kitchen and bathroom (a family of 5 with a dog, where no one is handy).  

Also prefer not to do while wet so the city doesn't get on to you for tracking mud into the streets.   

@Shyam Panchal Isn't Spring a little expensive regarding proeprty taxes and some areas have MUDS?

That is half a year that is undesired from my perspective.
