I think I will take both of these directives and try to find a happy medium.As far as photos and advertising, I'm going to make some tweaks to the ad, and I have many friends who are in film who could hook me up with some better photos, or at least the camera equipment I need to do it myself.I have a showing tomorrow, and in the meantime I'll work on a plan for my next move and will post an update as things progress.Thanks again! 

@Jake Baker Man, what a tough situation.It’s a real reminder that even with solid plans, even with checking out our numbers a thousand times sometimes completely unexpected disasters can hit hard and mess everything up.

Unfortunately I had a bad inspector who missed a lot which made it about a $60K renovation instead of what I planned for which was $15K.

I’ve heard some investors negotiate with their providers for extended coverage or switch to a landlord or vacant property insurance plan until the spec sells. 

It's possible rates have peaked based on trading flat and taking a downward turn last week!

We are planning to rent one of the apartments as MTR.

However, keep in mind that tying your primary home to an investment carries inherent risks, especially if the flip doesn't go as planned.

I was planning on building the home in the traditional stick built style in my budget but am wondering if doing prefab may save some money/have other benefits.

Strategies include offering owner financing, allowing trade-ins, or providing lease options.
