Different banks have different overlays.Long story short: If you meed the minimum credit score and the DTI ratio criteria, you can get a mortgage (provided you have sufficient cash to cover down payments and closing and any other cash reserve the bank requires).

We've only had to turn one of them into a rental (the first one), and in retrospect, we pulled the trigger on that WAY too soon...had we left it on the market for a few more weeks, we would have gotten it under contract (most likely).Having the possibility of a cash flowing rental as your backup plan is a great idea...will definitely help you sleep better at night.That said, if I ever have a flip gone bad, I'd likely sell at a loss before turning it into a rental.

Even if the "high end developer" used good soil placement techniques, the site could have been developed for other purposes in the past and that may not have revealed itself sufficiently duirng the due dilligence of prevouis investors.Example; Last year I consulted on a new site for a prominent car dealership that was developing a site adjacent to an existing facility.

Larry, or anyone, you can address 8 & 9 in your contracts, you might also have more of an introduction the party providing the intent letter and the address/legal, at this point the tax legal may be sufficient if it's not a lot/block and a meets and bounds, some are long. :)

Well Ade, don't know why they didn't just ask if you wanted to make a cash offer if you had sufficient funds....did you suggest it and think to refi after closing?
