I'm looking to tackle this as my next project and wanted to see if anyone had any advice/experience with this type of structure I should know.

However, the fam member installing them for me is only a licensed HVAC contractor in FL so he's been unable to buy the units at the regular retailers that would regularly sell it to him (like Bryant, Johnstone Supply, etc).  

Can be structured in a way that you retain maximum flexibility in ability to refinance, sell notes, or utilize as colterol for future endeavors etc etc.. 

The key to having great financial systems is the setup and systems: If you get everything structured properly up front, you avoid most of the ugly problems many RE investors face later on.I'm not an accountant nor a bookkeeper, but I have great recommendations for both!

As far as STR goes, you can house hack the property that you first buy (in a single family home or in your unit of a multifamily property) and potentially do short term rentals in all of the other units or in your exiting property.STR as a way to invest is getting more challenging currently as supply of new STR inventory has been outpacing the demand for STRs.
