In addition, I implemented it in my personal life, and will strive to continue with it! 

It's also about striving to be moral and ethical in your dealings with others, which is constantly reinforced by @Joshua Dorkin and @Brandon Turner  on their podcasts with their guests.

NOVA inventory is currently very low, as is the rest of DC metro, and buyer demand has resumed for the few properties that hit the market, often with multiple bid situations that guarantee you aren't going to be getting a good deal, let alone anywhere close to 70% ARV that BP members strive for with their investment properties.

So you're doing the right thing and for the past year I've changed my long-term plans and I'm striving to do what you've done (having tons of deals free and clear raining cash lol).

We are not perfect but we strive to be and your post has plenty in it for us to reveiw with our team on how we can improve.  

Right now my goals are finding a team that will help me get to the success level that i am striving for.

I believe that everyone can make their lives the way they want them to be if they just keep trying and striving.
