Some of you might know this but some might not, But the ROI on painting cabinets is so much higher with painting, Especially when using a spray guy, done by a professional, and it still will cost you a faction of the cost of replacing cabinets .

My husband and I are less than 10 days under contract on a single family home in Arlington TX and found out after signing the amendment (asking for a new roof, which they agreed to) that the ceiling texture spray contains chrysotile asbestos.

If you do take it down yourself, make sure the place is well ventilated (open windows), the ceiling is sprayed to minimize dust, you wear a respirator/mask and safety glasses and you block off the rooms that don't have the popcorn ceiling with plastic.

TIAYou rented out a place with ingress/egress for critters and bugs...At a minimum you should seal the place up properly.Maybe try some spray foam.https://www.homedepot.com/b/Building-Materials-Insulation-Spray-Foam-Insulation/N-5yc1vZbaxjAlso, the amp draw on the A/C should match the plug and not overload the circuit.Having an electrician run a special dedicated larger amperage plug just for A/C use might make for a safer install (fire-wise) and if you go with a bigger amperage (special plug required) outlet, renters could use a larger A/C unit to cool more of the house.For a little out of pocket you might get a much better rental.Good Luck!
