Yet there has been a spike in property values in that section of the city. the closer to Cedar Park the better. as you move closer to Elmwood you go deeper into sw and the value takes a dive. though it fluctuates in SW as it does in the rest of the city. that's just the way Philly is. even in hot sections, whether they're up and coming or consistently hot, prices can vary tremendously. perform your due diligence thoroughly. my coin.kudos,Mary

It was never really needed because the rents steadily went up but nothing crazy, but in the past 5 years a lot of long term residents have been forced out of the area because their rents have spiked up to 25% year over year.

Keep in mind that anything that is a value add property will have variable cash flow over the hold and your average cash on cash return may be spiked by the exit.

Upon investigation, I found the prior owner had used a gutter spike to hang the curtain rod that kept falling down.I would tell the tenant if he broke it, he's responsible for fixing it.
