My previous LTR were professionally managed and Im trying to do it myself this time.Questions: What kind of application do you have them fill out?

@John Williams politicians at all levels of government are taking away landlord property rights to protect slum-tenants.We'll soon be like Ontario, Canada where they can't charge application fees or security deposits and it takes 12 months to evict a tenant.Unfortunately, landlords are too cheap to make political donations to stop the madness:(

Or is there a way to get software that can do it?

There are also online portals from many property management softwares that allow people to pay online. 

I'm a software engineer for a company called Accenture but I dabbled in underwriting multifamily on the side.

The scammer either:Claims they work for us and our systems are down forcing them to use their cell phone or claims they are the property owner and have terminated us because we couldn't find a tenant for them.They ask for either half a month or a full month of rent upfront, via Venmo, to schedule a MoveIn, but don't really ask for any documentation.These prospects aren't even in our software systems yet and all the correspondence is via text.

I don't care if mortgage broker shop got 10k applicants more in Dec23, I bet you a lot higher # of those are less qualified and not even qualified to buy than expected.

After looking into the software it looks like it will be ok especially since we only have 4 doors right now and are local. 

I suggest advising the applicant that you can hold it 10 days rent from, start their lease after that and they can use the additional time to move in at a leisurely pace.

The power of knowledge is not is it's acquisition, but it's application.
