Currently i require: non-smoker,income 3x rent with pay stub verification, no bankruptcy/felonies/evictions, 5 years rental history/good references, employment verification, submit to background credit check (i don't have any set policy on minumum credit score yet),1st month payment and security deposit due at signing, must comply with online payments.

They usually are glad that I won't tolerate wild parties, drunks, smokers, overnight guests often, and all of the usual "bad" roommate traits.

If my GOAL was to be a real estate investor and I lived in a terrible market, then I would move to a more favorable market.passing out advice like your the "rental god" and what you say go's is not smart, and can be very misleading to investors in markets other than yours.It's ironic that you would make a statement like that when just a couple of months ago you were grilled by nearly every successful investor on another forum for spewing inaccurate nonsense.

I generally interview a lot of candidates and I verbally decline/weed out those who just on the surface would not qualify (smoker, guy with 15 snakes, person trying to re-negotiate the rent down, someone asking me if an eviction will be a problem or if I plan on calling their last landlord, or asking about a payment grace period).
