About me: owner of a primary residence, looking to get a multifamily (preferred but open to single family) property soon.

However, with the market booming and prices high, I felt it was too risky to put all my chips on the table for a single property.

I see it also with our single family rental properties, sometimes we refi a package and they are all finished to the same standard, they are very similar, sometimes on the same street. 

Every single part of this could have been avoided if you did even a little due diligence of your own.

That goes for condos and single family homes though.

@Nathan Gesner what is the benefit of the double deposit rather than collecting last month's rent + a single deposit? 

I think its the single best way to start.

I have been told LLC under 1 name as a single member LLC is less complex and less expensive etc preparation wise.

Now, instead of $300 per month, we are making : $2k from an ADU rental and $2,500 per month from another investment (with $150k invested ).Next year: we are likely buying another single fam.
