Down side of not working at the office:No free coffee, no morning doughnuts, no office lunch on Fridays, no 5:00 PM beer in the fridge and can't make free photocopies sitting on the copier.The upside:No task master cat looking over your shoulder all day, no fur-balls on your keyboard, you won't get hit on for favors by other employees and you can keep your own health insurance plan.

Not all cases but lenders have a chip on their shoulder because you don't fit into a little box with a pretty bow for them.I often think it's comical when a lender see more strength in a Wal-Mart worker pulling down 10 bucks an hour than a business owner making huge bank with cash enough to pay the mortgage for years.

Also, taking out a loan is going to incentivize you ton knock this project out fast because now you have the pressure of interest payments and another person (the lender) looking over your shoulder.

If that tenant ever goes out the second or third generation tenant might not be national but regional or local in nature and if NNN and taxes are really high above base rent you might have to go lower on rent to land the tenant.If this is a strip center with NNN leases then the leases typically state the tenants WILL ONLY cover their pro-rata share of property taxes,expenses,etc.Example if you had 6 tenants in a building and then 2 go out the other 4 tenants do not want to shoulder the expenses for (CAM) property taxes, maintenance, and management fees above their base rent for spaces they do not occupy and do not generate sales out of.What you do is check BEFORE while under LOI or PSA with a local tax attorney who challenges and appeals the property taxes to see what is the custom for after a sale.
