5K huh... hmmmm.. magic sweaty ball of predictions let me give it a rub and see what it says.Here is what you can do... wait let me rephrase this... here is what I would do.With (just) 5K budget, you can't really risk winging it so listen up.I would hire a PPC expert and I would get my first deal ASAP.Here is why it is crucial you get a deal ASAP.Every month you do not make money... you lose money.Rent, food, crablegs, questionable entertainment, seriously questionable entertainment... women (get your mind out of the gutters boi, I mean your wife, your daughters, GF your female pet dog fido needs dog food too) rent, insurance, soap... ehh who needs soap... be honest.

@Carson Pethan glad to hear you got the forms from Wisconsin Legal Blank - they are very good contracts, you need typically 5 or 6: the lease, rules and regs, lead addendum, smoke and CO, pet agreement and non-standard lease provisions.At the day of closing provide the tenants with an intro letter to ensure them they are not getting kicked out, plans for new leases, your contact info, how to best reach you and when, how you wish to receive rent and anything else that matters to you.You could consider keeping the leases, MTM has certain advanatages for the landlord - but if the contract is poorly written might as well...1.)

I'd say 30 days.....but of course depends on what rent you want, what time of year, where the property is, what price range and so many factors.Typically I say Summer rents better than Winter, especially in great school districts.If you're above probably $3000/month in rent might take 60-90 days and maybe longer depending on how far up the price scale you go....Probably $1500/month and less in metroplex, might be a week or two.Homes that allow pets seem to rent faster than those that don't....so could depend on where you are there.Seems like the last few I've rented went pretty fast if the condition was good and the rent was right....people wanting to apply and move in a few days.Some post said try Z....and I would say just the opposite....typically I get the worst applications from there, but maybe it depends on how picky you want to be.So typically your first payment is about 1month after you close.

I especially do this if they have pets because i want to make sure their animals don't destroy my house.in this market you can afford to be as strict as possible.

I live in Texas, so I have to comply with the rules for application fee listed on this website.The website basically stated that "At the time a prospective tenant is given a rental application, the landlord must also provide written notice of the tenant selection criteria and the grounds for which a rental application may be denied".Tenant Selection Criteria:Minimum lease term is 12 monthsNo pets allowedNo smoking allowedMonthly income is at least 3 times rent (approximately $4,000).Have not declared bankruptcy in the last 60 monthsMust pass the TransUnion MySmartMove screening process (credit score and background check), and recommended by the system.If you currently live in a rental property, you must be able to provide a reference from the current landlordWhat do you guys think about the criteria I've written?
