Purchase price: $102,000 Cash invested: $6,000 Originally used as a short term rental, this property is now a mid-term rental (min. 30 days) and continues to cash flow.

And while I've had to file for eviction a few times (each over past due rent), none made it to the point of a Sherif put-out - and again, no serious damage done.

I don't think it's worth it to me in the long run from past mistakes and I'm going to stick to my standards.

Tenants are typically blue collar and many of them are recently employed by the recent boom in logistics and warehousing that is going on in the area (link below to a video I saw on Twitter that actually calls out Eastern PA warehousing as a desirable investment).There’s definitely a decent amount of investment going on and I’ve seen prices jump even in the past few years so competition is growing as people catch on.https://youtu.be/Yvi4MPHcwj0

.- Then I checked out the Detroit market and realized that the job and population growth has declined in the past few years and landlords are finding it hard to fill the vacancies.- Lastly, I checked out the Colorado market (especially Colorado and Colorado Springs), and the property prices are high there and hence, it won't cash flow there either.Hence, while I want to begin my journey, I am not sure where to start.
