I have one 2-unit rental in Orange County that I bought back in 2012. 

The city is putting a lot of focus into downtown and some parts of North Long Beach and pockets along Anaheim and PCH from the 710 to the Orange county side.My area I buy in is within a few miles of the beach and on the East side.  

As far as food goes, kind of a low hanging fruit, so I won't get into it, but the Portuguese food in the Ironbound is awesome, and the Portuguese festival in the summer is great, but I'm not sure what the status of it is these past few years.
