Instead of putting money into a retirement account and losing general control of it, why not look for alternative methods to reduce current year passive losses and tap into prior year suspended passive losses? 

If anyone uses any other method I am sure we would all like to know.

Or do they only refi up to a certain %.I am a bit confused about this method does anyone have an in depth guide to how this works?

My plan is to learn use the finance experience and relationships I build through them to learn how to do wholesaling and rehab methods and start doing deals myself.

Either they are a fool or you are, or perhaps both, but not neither.I won't even begin to get into the gaping flaws in your logic about valuation ... that shows either ignorance on real estate valuation or an attempt to artificially pump up values using valuation methods that are not valid.

I am working on improving my methods for analyzing prospective rental properties to determine cash flow.
