Hi all,I've met and spoken with a few great prof's in the Columbus area, and since then, have made 2 offers on home (both didn't work out).I'm going out to visit in December to meet with and talk to a few people; including sellers directly.My question is for those of you who have experience and a few properties + in the mid-term / corporate rental realm.How have your vacancy rates changed over the last year to 2 years? 

I did have one electrician come and quote it out for about 12k but that didn't include the permits or any costs related to ComEd.

@Matt J.As an out-of-state investor in San Diego, key tax and legal considerations include filing a California non-resident tax return for rental income or capital gains, managing double taxation with potential tax credits from your home state, and complying with withholding requirements on property sales.

One thing to keep in mind is that in some markets, including mine, you cannot segregate against Section 8 renters. 

Don’t forget to take into account utilities including internet, lawn maintenance, snow removal, etc. into consideration.

I have experience with multiple turnkey providers including some of you mentioned.

Year 2 had some large expenses, including some CapEx items (water heater, roof).

Now if you're just looking to make your credit report look better, that might work but not sure why that would be worthwhile unless you were just looking to borrow more consumer-type debt rather than hard asset notes. 

Common fees will include a set-up fee, leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

Is it one investor per deal, then they would act as a private lender and that typically includes a note, deed of trust, loan agreement, personal guarantee, assignment of rents and a few other docs.
