If you're not a REIA member, you have to scale up buy purchasing a certain quantity of paint to get the discounts.As far as paint to buy at HD for my rentals, I'm a huge fan of PPG Timeless Eggshell, paint color: Sherwin Williams "Agreeable Gray."

As a broker in the Boston area, im not familiar with properties that if purchased would "lose money" there is certainly some that require more money down than others in terms of quantity, but with commercial financing ( over 5 units ) a bank needs the Debt Service to be covered by revenue, or DSCR ( Debt service coverage ratio ) and usually its 1.2% here in Boston.

I think with the right quantity of rentals in the right area, even cash flow can make you rich , especially if you have a frugal lifestyle.I'm considering moving to Florida and buying 10-20 rentals in the next 6 years or so, paid outright.
