Appraisers provide an estimate of market value, not a definite value, If they come up with $349,800, they can simply consider there is a contract for $200 more, that too is an indication of value and they won't be splitting hairs just to kill a deal, they can call it 350k. :)

Talking to prior landlords helps, but I wouldn't rely heavily on it because if the tenant is a headache, wouldn't you want to make them look good to get out of your hair?

Morning Ken, to clarify my COC ROI would have been a hair under 8% if my price would have been accepted (home was in Sherman and I'm bullish on Sherman for specific reasons).
