Granted that relationship likely took years and a few transactions to cultivate.The 3 biggest mistakes I see new investors make when "shopping":1) Tunnel vision on the interest rate. 

Put up signs to let them know cameras are in the area and let each tenant know that you put up cameras for extra security and that they are only in common areas.

I am looking to start small, 20-40 spots, basic gravel lot, fence, security etc.

The focus is on maximizing cash flow and securing a solid return on this investment.
