There are other solutions out there and I'd like to emphasize that people shouldn't jump to paying for a bookkeeping service that might cost 3% or more of their gross revenue.There is Quicken for business and Waves accounting, and likely many other software programs.

Our government has laws restricting lenders from closing loans that are small loan and high cost so many will not touch these even if investor.

This was due to desirability, affordability, limited supply due to geography and laws protecting open space coupled with very high demand due to net in-migration of high-earners/wealthy people, and perhaps most importantly a diverse job market in recession-proof sectors like education, government, defense, healthcare, etc. not just tech, energy or manufacturing that can be boom/bust.

They actually did have some initially good payouts the first year; however, looking back at the financial reports, these first payouts seem to have been programmed into their acquisition model and financed via debt as opposed to the actual earnings of the property.
