If you're ok with younger less established people, households with less stuff, a smaller home, etc it may be fine.I would definitely not give a discount for a multi-year lease.

I also already expanded my driveway which will allow 7 cars to be parked now in the driveway. the bigger focus for me is just to keep refining the operations for the tenants and making the environment closer to what you have established with your properties.

Of course, there is an issue of where do you live for that period of time to establish that you 1031'ed into another investment property...I agree with @Michael Plaks, I don't know how you figured that savings...As for "...harder to sell to potential buyers," the 1031 transaction is mostly transparent to them.
