The reservoir is a big draw for wealthy families that enjoy boating.

I think it depends on several factors1) How long does it take you to do the books2) If you pass the books on-to someone else, what would the cost be and would they do it efficiently.I often find it that books for real estate copmanies can be difficult to do so its hard to assume that anyone would just do it correctly.3) Do you enjoy doing the work?

It sounds like you are doing well and enjoy the path you're on, which is the most important factor.

While the standard Chiacago Association of Realtor's City of Chicago 2023 lease is updated and compliant with new 2023 security deposit rates and local ordinance, we always recommend implimenting an additional "overlay" or addendum that helps protect the landlord against many things that the standard lease cannot standardize that many landlords would like to, like no smoking.

I also enjoy underwriting multifamily and coming up with investment strategies, as it will be my next big move as well! 

Please keep in mind even a level 4 is the same as smoking 8 cigarettes a day or getting 200 x rays. 

I've personally enjoyed quite a bit of success in certain areas within these neighborhoods as they contain attributes and barriers not present in other similarly priced Philadelphia neighborhoods.
