I pass on :-99% of the HUD properties I track((I have bought 300+)-99% of FNMA and VA foreclosures I pass on-99.9% of Hubzu and Auction.com I pass on as I place an offer of what I am willing to pay and stick to it-99.9% of the "deals" wholesalers send me I laugh atIt is the .1 to 1% of the deals I have bought that have enabled me to live a great life.

At the very least, even if no prohibited transactions occur, your flexibility will be limited when partnering with your retirement funds as care must be taken not to violate any of the rules (self-dealing, transfer of ownership between partners, enabling, etc.)
