My crystal ball is a bit foggy about how all that will shake out.3) Most of your comments relate to the 1-4 unit market. 4) Price to income - affordability is impacting the market but I don't see it creating a crash.

Renovation expenses, acquisition costs, down payments, whatever.Everyone's roles and responsibilities is 100% crystal clear.

If I had a crystal ball I would have bought 5+ years ago in San Francisco.

One thing I want to be crystal clear.When wholesaling, once I have a property under contract and have an investor buyer, how does the title compnay close on it?

@Jay Hinrichs HinrichsJay, Regarding my comment about a recession:  My crystal ball is broken with regard to timing, but ever since biblical times, economies around the world have experienced a recession every 7 years (sometimes 6, sometimes 8..)
