Delve into these areas.  1) Market (jobs/pop) growing well above natl avgs and projected to continue2) Deal - value creation (value add deals only) with a simple business plan that makes sense; and most importantly assumptions are conservative across the board.  

I'm just saying that leverage and appreciation are the source of most wealth creation in real estate.

It is not for wealth creation, it simply is not.

The reason i say "commercial permits" is job creation.  

Towns that have all mom and pop tenants and the anchor for the area and job creation goes out get in trouble really fast.
