sounds exactly like my situation. just ride it out...concentrate on trying to raise the rent each year, or upon each turnover. if you want to sell the property, you'll have to come to the table for maybe $100k when you considering the selling/closing/holding costs. you could try to do a short sale, however, sounds like an investment property and they will come after you for the difference unless they agree to cancel the debt, in which case, they will 1099C and you will owe the IRA the phantom tax of the loss.

Cash was certainly harder to raise and banks weren't really lending very readily so it was hard to take as big of advantage of the downturn as I'd like to have, but it certainly didn't sink us.As long as you're diversified and not highly concentrated in assets that get mauled during the repression you should come out okay.

You might consider joining one of the Real Estate Investment groups, as well as tie into a few good real estate agents to develop a working relaionship with in the geographic areas you wish to concentrate in; and you might consider some JV deals.
