If it wasn't for that promise to pay the seller $14K over and above what is owed, it would be easy for me to offer this excellent condition property to a landlord buyer for 80% of current market value with renter in place and still make a reasonable wholesaler flipping margin (or assignment fee if they just purchase my contract.)However, with 5 Craigslist ads per day, MLS listing and presence on Realtor.com and Zillow.com as a FSBO not getting my phone to ring in over 1 month of advertising, I'm pretty discouraged by the last of interest.

@Aarons Bae in these types of situations you should look for an Ohio portfolio/commercial lender that has a footprint near you in LA (banking presence like a local branch) and as long as LTV is 75% altho some may do 20%, and dcr is 1.2 or greater you should be in business.Most of the lenders will lend to a LLC and require a personal guarentee.PM as I have one or two referrals that shoild get you headed in right direction.

Hello all,I have a question on filling out a contract in the presence of a seller.Question: When going over the paperwork to get the seller under contract, would I fill in the "buyer will pay" portion of the contract at that time??
