Commercial Lenders for small loan amount for OH multi-unit

Hello, BP!  I currently live in CA.  I'm having trouble finding commercial lenders for a multi-unit purchase in OH.  The problems I'm running into are 1)  Loan amount is too small (>300k).  2)  I live out of state.

Can anyone recommend a lender...other than Wells Fargo.
