Do I need a residential or commercial loan to buy a bed and breakfast?

Hey guys, I need help making a quick analysis on a multiplex 12 unit, each unit consist of entry foyer, family room, breakfast nook, patio access, kitchen, laundry closet with washer and dryer, refrigerator, two bedrooms, one full bath, 6 units have new Windows, all have new heating and cooling, Cost of ownership is $4,901/monthly •$3,884 principal•$600 taxes•417 other expenses Listing price $1,000,000/ negotiableIn Madison, Al in a C+ areaQuestion: how would I need to go about making an offer in order to get the best deal possible?

Have you considered removing the dining area and adding more cabinet space and just adding a breakfast bar and some bar stools?

I think it could be renovated as a bed and breakfast.  

The RPOA breakfast meetup is on Fridays at 8am at Cheshire Grill on Plainfield -smaller group, speaker, haves and wants.

I suppose it would work much like a year round vacation rental, however I'd have to get the city to consider it a hotel/bed breakfast (minus the breakfast).  

We will be providing breakfast and lunch. 

The IRS looks like if you provided services for your short term renters (breakfast, cleaning) ect....but also they're definitely looking at length of stay.

The analogy here is going to Denny's with your own bacon & eggs and asking if you can use their grill for a few minutes.A better strategy might be to find an investor friendly Brokerage that will do that for you as a service in exchange for your business.It costs an agent a considerable amount of money at start-up and in annual fees to be able to do what you want to do for free...
