having trouble finding a buyer for unique property

Hi,

I have a property under contract and I'm having a hard time finding a buyer.  It's a residential senior care property in Oklahoma so it's a specialized, commercial type property. I think it could be renovated as a bed and breakfast.  

I think because of the uniqueness of the property, I'm having a hard time finding an interested buyer.  I've advertised on CL, contacted all my buyers, and I'm starting to call current senior care facilities to see if I can contact the owners and see if they want to purchase a new turn-key property. 

Can you guys suggest anything else that I can try to find a buyer?

Might try some of the following:

Churches/church groups
College fraternities/sororities
Homeless shelter looking to expand
Addiction support companies looking to expand
Weight loss group looking for a live in bootcamp location
Person looking to open a restaurant with individual meeting rooms
Office space for remote workers (some people like to go to an office and rent out a office (ex room) and have a community area for breaks etc
Child care location looking for a high end property

just some thoughts and they may not realize they are looking yet! and Good luck!
