I think LLCs are over rated unless you have to hold the property in one for financing like most DSCR lenders will require.

I recommend determining your set price point plus closing cost expense and then calculating what minimum rent would be required to cash flow the property. 

Purchase price + improvements = basisFrom there, you would need to meet the requirements of the STR Loophole.

I would imagine the bigger loan origination companies out there who underwrite like robots because they are lining up the sale before closing  will be the exception and require those docs up front. 

Could you detail the process for a traditional wholesale and any monetary requirements as you understand it?

If they paid Dec rent, then they still owe you for part of Jan (if the lease requires 30 days' notice-if more time is required, then they owe you rent for that period (unless you rent it).

In our county you are required to pay monthly and they want the form even if you don't have any guests that month. 

Most DSCR lenders will require a minimum of 90 days seasoning to qualify for a cash out refinance on the new appraised value. 

If you find a sublet-friendly co-op and it requires an "All-Cash buyer", there could be a good reason.The points you mentioned regarding co-ops are valid but do not apply to all co-op boards across this market.
