The mother died, both kids live out of state and hopefully we can get it for a great price.I ran the numbers, and looking into other possibilities of splitting the lot up to sell (one of few double lots in high value area) and all looks good based on mostly equity with some cash flow.What I am trying to figure out is how we can set up this partnership, we have talked about an LLC and we are pretty sure the bank will not loan to me in an LLC (they are double checking, small local bank).

single mother I was getting tired of paying high cost of the rent I want some painting from 350 from back then to nearly 980 now so instead of me investing into the Landlord pocket I want to invest into my own pocket and secure my kids future and grandchildren as well financially

I'm looking to buy a house that my mother in law lives at for now.That house is being forced to sell so I figured I would buy it as a rental and let them stayThe house is worth about 130 after repairs And needs about 40 thousand in work.I might be able to grab it for 70Any advice on where to borrow for that kind of deal ?

Why am I getting into the field, I hear you ask.Well, my parents are hitting retirement age and are having to work as hard as ever to sustain their lifestyles.Three kids on my mother's side and one on my father's means that I'm not holding out for a massive inheritence (though my mother has hinted that her life insurance pays out more than I would have expected...) and so, as with all things, I am learning to take control.I'm slowly coming full circle, have an interview for a job back in my old hometown and am remembering my dream as a 12 year old was to own hotels, coffee shops and houses.
