Will hard money lenders lend on something of this size?

What made you interested in investing in this type of deal?

I purchased flood insurance on a Zone A property in July this past year on a house that had previously flooded. 

I hope they are just in a testing phase and will receive enough complaints to pull this back.

I'm not going to continue arguing with you about this on this thread because quite frankly nobody here cares if we are being honest.

But if your goal is to cashflow positive from the Day 1, you may find it very challenging due to current day interest rates, high cost of construction and the fact you won't have the efficiencies of a seasoned developer building at scale.

My question is what is the best structure and any referrals for this fund?
