I have recently leased several SFH in the north part of the metro Denver area.  

Most of the doors I did my homework on are in Pinellas and some in North Tampa.

Properties closer to the north boundary which is Hildebrand start going a bit downhill.

I have two single family homes on the North side of Racine (nicer areas) that I purchased for 45k and 57k back in 2012, respectively.

lots and lots of money gets circulated I will have to quantify it one day but I suspect it north of 30 million per year

A few years ago I had 30 homes under option just north of you in Vancouver BC and couldn't find a buyer for a single one.The best advice I can give you is to beware of the allure of how easy it it so get options on properties.
