IF someone's rent is government subsidized then you are not limited to the 2.3% limit that is throughout the rest of Oakland....I was just at a workshop that the Oakland Housing Authority put on for us landlords that rent to section 8 tenants......and they emphasized this.....

I was in a notes workshop recently and there was another note investor who had been doing notes for a while say, "I'm only taking this workshop to learn the systems". 

I just want to organize it so all beginners can start at the same point and move together. have you thought of doing any cyber style workshops on here?

I was at a workshop recently in the Baltimore area where it was emphasized that NO money should be paid up front to a contractor; you don't start paying until you see the progress of the work.

There are a lot of different ways to find motivated sellers, there are plenty of resources online and a new workshop tends to pop up every other week.
