The bulk of my time and energy drain on this one was finding hardwood to best match 60yr old soft fir 'hardwood' flooring, figuring out how to blend old asbestos tile siding patches with something modern and the main drain and in-wall dryer venting.

Or color match Benjamin moore revere pewter or a few shades darker...the perfect greige but it will look more brown next to gray walls.

The old flooring is no longer available, so we are looking at either replacing the flooring in one bedroom with something that doesn't match perfectly , or redoing the flooring in the entire apartment (except the bathroom and kitchen; I already replaced the kitchen floor with a luxury vinyl plank and we have ceramic tile in the bathroom).I would love to get a point of view from other experienced landlords about the possible monthly rent difference and caliber of tenant difference if I had a totally uniform floor in all rooms vs having something different in that one bedroom.

If you are buying a rental in which a few drawers are damaged or missing but the rest of the cabinets are in good shape you can have a local customer cabinet maker recreate to match what you have thus saving you from having to demo the whole kitchen.Its always best to find in stock cabinets for quicker turn around but if you are doing a high end property as flip best to get designed with a custom cabinet maker or someplace like 1800 cabinets.

In that situation the tile matched the counter really well and my new tenants really liked having a place they could set hot pans next to the stove.

I'd use a Schluter strip which is only $10 for an 8ft piece, but I've also used colored caulk to match the grout and just tape it off so it looks nice.Aluminum Schulter Strip at Lowes
