We have a rental portfolio with five kids, travel sports, and a 60+ hour a week job. 

I am new to the real estate investing side of things and have been dong my due diligence watching youtube videos, listening to podcasts, going to local meetups and now joining the bigger pockets community.

I came across John Cochran aka the "King of systems" and of systems Saturday videos..so he has a 90 day investment challenge where he provides info and coaching for 90 days and all deals are split 50/50 but he asks for a $2,000 upfront deposit which he says you get back on the first deal.Anyone have any info or reviews on this?

Due to some recent theft at one of the buildings, I want to install some cloud based video cameras, while keeping the monthly expenses as low as possible.

Is there a tutorial/explanatory video available somewhere and a standard letter I can send to explain how LOs work?

My real estate agent in the area went by and took some video and described it as "creepy and old," the tenants had smoked so the smell was awful, and the neighborhood was "hood" - she didn't really feel safe there just taking a look.

In most states, an undisclosed audio or video device placed in the interior (non-common) of a private residence would be illegal and could also result in a civil lawsuit against the landlord.
