For a home that old that seems to have major issues and old systems, I’d personally want it close to land value unless I could see it’s been solidly maintained throughout the years, unlikely if it’s been a rental a long time.

I know LLCs are a protection tool with no tax incentives but with those come higher insurance/fees versus staying in your name. 

if you are newer to columbus I'd look at a systemized approach. does the team you work with have it dialed in and are they'd doing the same thing over and over?

I would be weary of charging different prices for an adult versus a child.

Before dismissing the system, at least take the time to watch free resources on YouTube or hear lenders explain their strategies.
