Success is most influenced by persistently applying proven concepts...it takes an informed plan over time.

After minor renovations to enhance its appeal, it has consistently performed well on the short-term rental market, particularly on Airbnb, where it maintains a high 90% occupancy rate.

They have stepped in to cover repairs for me, pressured mngt to do the same, introduced me to other PM teams that would perform better, shared multiple resources with me to assist with the sale of the properties and have spent ample time helping me strategize overall about what to do with these properties.

That venue sits on the same property as their homes, so I'm not sure if it would have been feasible on its own parcel but seems to be quite successful the way they've got it running. 

One thing I would mention though - doing STR just to save taxes often leaves you operationally unstable or too detached from the management to be successful.

Many successful active investors transition to passive investing as a way to diversify into new asset classes or markets and to earn back some of their time and still benefit from the positives of real estate investing.To answer your question - I would allocate a portion of the $200,000 to MF as I believe this is a good time to invest in an asset class that has recently struggled. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

I don't know how you can successfully run a short-term rental business with that mindset.
