in most markets the banks  will not let you get to far over your ski tips.my bank will only give me 12 specs at once... but if I have a bonafide presale those dont countmost smaller builders starting out would do well to get one loan at a time maybe two.hard to scale and to make any amount of money at that pace.and the market is very hot in my areas that I am building  Charleston and Portland.. but I am still cautious I like the market between now and 2018..

Main Street Bank, in Detroit is helping us with financing this time but it was difficult to find an institution willing to help.We were initially going to invest in the Orlando area and actually were going through the steps to secure a mortgage on a short term rental townhouse in a gated resort in Kissimmee.

The more I think about it the more I don't think a LOC will actually help me.That would be more suitable if I just needed access to capital to use for down payments.So I guess I'll see if I can qualify for any of their home loan programs first.If not then I'll explore the commercial or portfolio route.If that also fails then I'll resort back to lenders I've connected with here on BP.I'd just prefer to work with a local bank or credit union I can build a long term relationship with if possible.If anyone has any other suggestions on how I should approach them please let me know.

My goal is the FEWEST high quality units that will keep up (and ideally exceed) inflation and pay my living expenses (with reasonable margin) ... beyond that is just extra hassle and extra risk for the privilege of buying a yacht to try to water ski behind IMO (or some other useless toys that ends up owning you and serves to only stroke your own ego).
