The deal is a percentage of sales lease with a widely known class A franchise in the restaurant/food industry (sale lease back).

Anyway, just food for thought.

Pipes that serve only one unit are generally considered to belong to THAT unit and any failure in that pipe is the fault of the owner of that unit.  

I plan on serving the 5 day notice tomorrow.

ALL of those who have chimed in who are providers, to my knowledge have very good reputations and could probably serve you well.

People don't go to the grocery store or gas station and expect to get food and groceries for free because they're sick. 

I think this would serve me well as I will not have a large amount of cash for a down payment and would be using an FHA loan to finance this first deal. 

What about a self-serve carwash or other low-input commercial use?

Hi -  We are under contract on our first buy and hold that we have been able to find that has decent numbers...Would appreciate any reaction or input anyone has to this deal...good/bad/bad assumptions etc.Location - 63rd and Halsted (very close to the new whole foods developmentProperty - Grey stone with 2 units (3 bed/1 bath) unfinished basement with laundy and 2 car garage.
