Hi all,I purchased a two-unit home a few years ago as my primary residence with a conventional loan, and was told by an accountant that there is no reporting or extra tax forms I need to file as long as my tenant in the upstairs unit is paying less than the total of my mortgage.

I'm curious what the summer will reveal in 2024 for active inventory, as there has historically been a spike with a couple of years of outliers. 

Sellers get upset when you go into contract with the intention of negotiating post inspection report regardless if you get a good report or not

- Do they include insurance and property tax reduction reports in their study?

Even the simplest version will do unless you need a lot of those financial reports.

I would try to look them both up on the county clerk's office website for the county they report to live in... and maybe a few of the surrounding counties.

If there is minimal furniture, that's ok, but bear in mind that the Inspector will have to cover his butt by writing into the report that the house was not clear and therefore his conclusions may be invalid and he is not liable for missing anything.
