Dave Ramsey gets a lot of flack on here but you gotta admit his philosophy works .I'm not too keen on his investing strategies but Dave is right that the Bible has proven sound concepts on dealing with finances .There is a reason Jewish people ,although a very small percentage of the country ,have a great portion of the nations wealth and I say that in a very respectful way .

It sounds like you have many mentors to choose from.If they have a proven track record doing the same type of investing you want to do that is the person you should select.

Truly, the quantity and quality of data today trump all the prior ideas of what was necessary for a credible result or not.A curious thing however, where some of the old ways that were considered sound and reliable are now proven impossible.

If you want to avoid double taxation, you need to make certain that you have an entity recognized by the CRA as flow through.

Do your homework but also recognize that, sadly, data isn't perfect.

Its a solid proven strategy to get from one rental to many over a shorter time.

To get to the “trust” point, you (or your partner) must have a proven track record in some sort of investing that can be shared with your potential investors or that some of these investors have already experienced with you and hence know why they can trust you!
