We don’t rent far in advance- it’s all a few weeks out at most so it’s hard to predict.

Of course, this assumes you can predict the future.

How you can use January data to predict what Tahoe occupancy will look like in May is beyond me though.

Now some states are more predictable  IE  Ohio  once they make it on the list..

I predict these alternatives will become more common than the traditional deposit within the next ten years.

But screening is not perfect and can't predict the future, so some tenants eventually turn bad and the Landlords will come back to me to ask how to deal with a problem like tenants that stop paying rent, wanting to break the lease early, etc.
