They are usually drive by appraisals at best and they don't usually reflect the condition of the house and become outdated.

I think that you would use the same formula without subtracting the repair value and then once you go out to view the property you can negotiate with the seller about repair costs, and then simply amend the contract to reflect this.

We are not clear about how to explain to our potential members how the qualification process works in relation to the qualifying process.We've been told that TIN will represent the members "collectively" instead of each member having to submit personal information everytime a property is purchased.Please give us insight on the process as it relate to an LLC Investment Group.Thanks,EdED the TIN reflects the company as a wholes and the way the partners percentage is allocated is in your llc management agreement which then reflects on your K1 report that are given to all the partners at the end of the year for their tax filings.

The stock market is very nearly an efficient system (that is, there are few real "deals" out there, because changes in a companies value are almost instantly reflected in its price) so your only real source of income is long-term appreciation (or maybe dividends if you go with a more conservative portfolio).
