As far as rent I would just make everyone pay electronically that way there is no need to physically collect rent and you can avoid those situations.

There are fees associated with all of these filings as well as paperwork that you need to provide before the filings can be completed, so contacting their office ahead of time will save you a ton of headaches.On your lockout date, the sheriff will come to the property, post the eviction notice, allow you to change the locks, and facilitate the physical removal of the tenant if that is needed.

After 30 days passed you then have to file an eviction case then you have to win then you have to have them evicted and if after they have been physically removed they come back, now they are a trespasser.

Ask them for their businesses and for their referrals, and then stay in touch with regularly touch campaign of calls/emails/physical mail.Beyond that, I suggest being purposeful (not spammy) on Social Media.
