- What are the best neighborhoods for buy & hold in this price range?

One distinction that has not been brought up, a legitimate service animal is there to provide some vital service for it's handler therefore is never left home alone while everyone goes out shopping, dinner or sight seeing.  

Lets assume B-C class neighborhood in Atlanta or surrounding towns.

Vacation rentals in these mass-produced STR "neighborhoods" are really just a commodity, similar to a hotel room.

Oh and I am looking for the homes where residents would go to Forney High School, preferably closer to the fox hollow neighborhood.

We have a neighborhood grades / development map that I think could be helpful for a beginner. 

Investing is so neighborhood specific that a general mentor would only provide basic information that is free on any podcast or social media. 

We know the area very well and only move a couple miles at the most, we actually just moved into a house in the same neighborhood as our first house.

I’d appreciate some feedback on my current approach and advice if any.Here’s what I’ve done so far:Pre-Approval: I’ve secured a pre-approval amount and interest rate from an online mortgage lender.Property Analysis: I’m using the mortgage and STR calculators from BiggerPockets to assess the financials for potential properties.Neighborhood Research: I’ve been exploring different neighborhoods using Niche to get insights into schools, safety, and livability.AirDNA: I’m considering subscribing to AirDNA for data on occupancy rates and rental income estimates.Questions:Is AirDNA worth the investment for STR data?

And, that is in a nice neighborhood where you can get $1100/mo for a 1 bedroom.Here it is: $50,000 rental income less CapX and Operating Costs @30% (don't forget you own 16-20 appliances that nowadays last maybe 5 years and can't be repaired) . . . =$35000 for debt service and return on downpayment.
